AML Simple vs Reapit Verify — what real estate agencies need to know

If your agency runs on Reapit Sales CRM, you have probably seen Reapit Verify mentioned in conversations about AUSTRAC compliance. It makes sense to ask: does Reapit Verify cover what AUSTRAC requires?

The short answer: partly. Reapit Verify handles identity verification inside your CRM. That covers one of the eleven obligations AUSTRAC requires from real estate agencies from 1 July 2026. AML Simple is a compliance program platform — it covers all eleven.

What AUSTRAC actually requires

Under the AML/CTF Act, every real estate agency that brokers property sales must have:

  1. An AML/CTF program — documented policies, procedures, and controls
  2. A risk assessment — written analysis of your ML/TF risks
  3. Staff training — completed before 1 July 2026 and annually after
  4. Customer due diligence (CDD) — identity verification for every client
  5. Beneficial ownership checks — for company and trust clients
  6. Sanctions screening — against the DFAT consolidated list
  7. PEP screening — for politically exposed persons
  8. SMR filing — Suspicious Matter Reports within 3 business days
  9. TTR filing — Threshold Transaction Reports for A$10,000+ cash transactions
  10. Record keeping — all records for 7 years
  11. Annual Compliance Report — lodged with AUSTRAC each year

Identity verification is obligation four. A tool that handles identity checks helps with one obligation. Your agency still needs to meet the other ten.

What Reapit Verify does

Reapit Verify is an identity verification feature built into Reapit Sales CRM. Based on Reapit's public marketing, it lets agents collect and verify client identity documents from within their existing CRM workflow — no separate login required.

What Reapit Verify does not cover (based on available public information):

  • AML/CTF program generation — you still need to document your program
  • Staff training — no built-in training modules or completion records
  • PEP and sanctions screening — not confirmed as a core feature in Reapit's public materials
  • SMR drafting or filing
  • TTR tracking
  • Annual Compliance Report

Reapit Verify is also only available to existing Reapit CRM customers — it is not a standalone compliance tool.

What AML Simple does

AML Simple is a compliance program platform built for small Australian real estate agencies. Start with the AUSTRAC Readiness Check — around 5 minutes — to see exactly where your agency stands against all eleven obligations. Then use the AML/CTF Program Generator to build your program document in around 15 minutes, consistent with AUSTRAC's Program Starter Kit structure.

Full coverage includes:

  • AML/CTF program wizard (consistent with AUSTRAC's Program Starter Kit structure)
  • Risk assessment and staff training modules with completion certificates
  • CDD workflows, DFAT sanctions screening, PEP screening
  • Electronic ID verification via DVS (A$5 per check on paid tiers)
  • SMR drafting assistant, TTR tracking, 7-year record keeping
  • Annual Compliance Report wizard
  • Unlimited clients on all paid tiers

Pricing:

TierMonthly cost
FoundationFree (up to 5 clients)
StarterA$79/month
ProfessionalA$149/month
AgencyA$299/month

All paid tiers are free until 1 July 2026.

CRM independence matters

If you build your compliance workflow entirely inside Reapit Verify, your compliance records live inside your CRM. If you change CRM — or Reapit changes what Verify covers — you have a migration problem on a seven-year record-keeping obligation.

AML Simple works standalone. Your CRM choice stays independent of your compliance platform. That matters over the long run.

The bottom line

Reapit Verify is a useful identity check for Reapit CRM customers. It is one step in an eleven-step compliance obligation.

AML Simple covers all eleven — program, training, screening, verification, SMRs, TTRs, record keeping, and your Annual Compliance Report.
